Tenancy Agreement – preparation of the tenancy agreement

monthly statement of account, including full breakdown of fees and any relevant invoices

your own login access to our online system, where you can receive updates regarding your property and see the history of your account

Service communications – inform utility companies and local authorities of new tenants

Check-in inspection - carry out an initial ‘check-in inspection’ with the tenant present

Periodic inspections - periodic property inspections carried out following the start of the tenancy and at regular intervals thereafter

Organisation and supervision of property maintenance – monitor the property and inform you of any major works that need to be carried out

Certification – ensure that all certificates for the property are valid, and arrange for contractors to carry out new certification where necessary

Out-of hours emergency contact –manage any out-of-hours calls from tenants.

Repossessions –manage repossession notice

Letter of intention –manage the letter of intention to tenants, two months prior to the end of the tenancy. This allows time to remarket the property if the tenant is leaving

Check-out inspection - manage the ‘check-out inspection’, ideally with the tenant/s present

Manage deposits –check and administer any dilapidation deductions from the deposit

Speedy letting – with changes in tenants, automatically re-advertise your property for letting, working hard to ensure a minimal amount of time where the property is vacant between tenancies.

Our fees are realistic and competitive. For example, we operate a ‘no let: no fee’ basis.
