Affordable rent?*

Rent is usually quoted per calendar month (pcm) and payable monthly, in advance, on the 1st of each month. Unless otherwise stated, the tenant is usually responsible for Council Tax, Water Rates, Gas, Electricity, and Telephone costs.

Rent is payable by bank Standing Order to either 1 Stop Lettings’ or the landlord’s bank account. To help you work out if you can afford a property’s rent, we have provided you with an Affordability Calculator to give you a rough rule of thumb to calculate costs.

Finding a property


We have a database of properties and many local contacts that we will use to help find you suitable accommodation to view.

First, we will need to know a bit about you and what your particular accommodation requirements might be. If you are making an initial enquiry, we log your details so that we can contact you as soon as suitable properties become available. It is wise to start looking for rental accommodation at least one month before you wish to move, because good quality properties are viewed and reserved quickly.

There are some usual procedures and checks that agents make when letting properties, such as application procedures, references, tenancy agreements, and rent deposits. These are outlined below so that you can see what will be required for you to view or to rent one of our quality properties.


You can reserve a property only after you have viewed it. To book viewings, please contact our office. When you contact the Office to book a property viewing, one of two things will happen (depending on the service arrangement we have with the landlord for that particular property):

Reserving a property

If you have viewed a property, and decided that you would like to reserve it, then contact 1Stop Letting to make a property reservation. There will be a small administration fee, and you will need to complete an application form. If all is satisfactory, this will reserve the property for you for a period of four working days.

The four working days reservation period gives 1 Stop Lettings time to process your application, and to draw up legal documentation. This also gives you time to visit our Aberystwyth office to sign a Tenancy Agreement for your reserved property.

Tenancy Agreement

This is legal document that details responsibilities, rent, services … etc, for renting a particular property. Tenancy Agreements are granted for a minimum term of six months, which may be renewed if all parties are in agreement. 


As a minimum requirement we will need a satisfactory credit reference report. We might also require a personal reference, or references from your employer (or college), or references from a previous or current landlord. Sometimes we might require a guarantor.
(*Please note that we might use an independent referencing company to obtain and evaluate these references.)


We charge a modest fee per applicant to cover administration and referencing costs.

Usually, a security deposit of a minimum of one month’s rent will be required. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your Tenancy Agreement.

If the Tenancy Agreement has stipulated that you can keep a pet or smoke in the property, then we usually require a larger deposit.

 (*Please note that under no circumstances can the deposit be used by the Tenant to cover rent.)
